In addition to the purchase price, the acquisition costs for a property also include incidental costs such as land transfer tax, notary and land registry costs, broker commission, development costs and financing costs. Since depreciation is only possible on the property and not on the land, the incidental acquisition costs must be calculated on a pro rata basis.
