This term usually appears in connection with condominiums. The common property includes those parts of the land and the building that are not separate property or the property of a third party. This includes all parts of the building that are necessary for its existence and safety, such as the facade, roof, staircase, elevator, power and water lines, and outdoor facilities. The common property is managed and maintained jointly by all co-owners.
