Closed-end real estate funds invest most of their shareholders’ money in commercial real estate. These funds are usually limited to financing one or a few properties. Unlike open-end funds, the certificate capital is thus limited to a fixed sum. The investors either become co-owners of the properties or partners in a KG or BGB company. Closed-end real estate funds are particularly suitable for investors who want to participate in the economic benefits of a property with limited capital investment and without their own administrative expenses, and who also want to achieve tax advantages.
