Material Value Method
The value of owner-occupied real estate is determined using the asset value method. It is derived from the land value, the building value and the value of the outdoor facilities. In practice, a discount is often taken when calculating the building value, which is why the asset value can be up to 30% lower than the actual acquisition costs. In the case of condominiums, the asset value method is only applied under certain circumstances.
